Grants for Home Modifications and Adaptations

There are three main state grants that can help pay for home modifications so your relative can live safely and comfortably at home for longer.

Housing Adaptation Grant for People with a Disability

This grant helps make a home more accessible — ramps, extensions, accessible bathrooms, stair lifts, grab rails, wheelchair access, or a fixed track hoist. It does not cover VAT, but you can apply to Revenue separately for a VAT refund on appliances.

The maximum grant is €30,000 or 95% of the cost of works, whichever is less, depending on household income. If income is under €30,000 you may get 95% of costs; the percentage gradually reduces as income rises, down to 30% for income between €50,001 and €60,000. Applications are prioritised by medical urgency, and your home must be privately owned, rented with landlord permission, provided by an approved housing body, or a communal residence.

Mobility Aids Grant

This scheme covers minor works to address mobility problems, such as grab rails, a ramp, an accessible shower, or a stair lift. The maximum grant is €6,000 for households with gross income up to €30,000 per year. A doctor must complete part of the form, and an Occupational Therapist report is needed for a stair lift.

Housing Aid Grant for Older People

This grant assists people 66 or older living in poor housing conditions with essential repairs — roof repairs, rewiring, doors and windows, or central heating. The effective maximum grant is €8,000, covering up to 95% of approved costs. It is occasionally available to people under 66 in cases of hardship.

For all three schemes, work should not start before grant approval, and should begin within 6 months of approval (extensions may be available). Applications are made through your local authority.
